As Construction Manager at Risk for the State of Connecticut, Morganti managed the demolition, renovation, reconstruction and additions to the existing Founders Hall Building at Naugatuck Valley Community College. The scope for this new Health Sciences building incorporated the demolition and abatement of the existing structure down to the steel frame and rebuilding of a new 60,000 sf three story building with five new structural external seismic bracing towers to bring the building up to current seismic codes. In addition, the building has a new glass entry lobby connector and a 22,000 sf three story addition which includes a new lecture hall and multi-purpose room with catering facility. Campus site improvements and the demolition and abatement of the existing xx sf Annex building was also included in the project scope. The new building includes completely new MEP systems, electrical service, telecommunications, elevator installation, security, code and energy efficient upgrades and a masonry, glass and metal panel wall system. The new teaching facility interior spaces include medical teaching labs, classrooms, conference rooms, gathering spaces and faculty office spaces. Pre-Construction services included detailed scope reviews, estimating, bid packaging and development of a final GMP that met budget, schedule and CHRO requirements. Exterior improvements include extensive site upgrades to pedestrian plaza spaces, campus lighting, sidewalks, entry drive and parking lots, drainage and landscaping. This project is being completed ahead of schedule and has included collaboration with the State and College on commissioning services, IT data, telecommunications, FF&E and art work installation. This project was designed to meet a LEED Silver certification level and compliance with High Performance Building standards. Sustainable attributes include site & building reuse, regional & recycled materials, IAQ, natural daylighting, high efficiency MEP systems, commissioning and community connectivity.
